On-Site Maintenance Superintendent

Eliza Bryant Village is recruiting an experienced maintenance staff person. The ideal candidate will have a comprehensive knowledge the fundamentals of a good maintenance program, including work identification, work order system utilization, time and cost standards, purchasing, inventory control, asset management and performance monitoring. Maintenance software experience is a plus. Attention to detail to ensure that all jobs are completed in an exemplary, craftsmanship like manner and any potential hazards or warning signs of problems are not overlooked.

Physical stamina to handle a full shift of being active and working on the buildings is required. This position requires that this person be available for on-call emergencies and after hour’s repairs.

The On-Site Superintendent will be required to live onsite in a 2-bedroom apartment

Summary

The ideal candidate will be an enthusiastic team member who has the ability to follow through on assignments, pay close attention to detail and work well with people. Must be able to outline, organize and establish priorities for work and maintain productivity. This individual must have good communication, organizational and time-management skills. This candidate will be a highly motivated individual who will proactively work to maintain a positive and efficient work environment.

Must have a comprehensive knowledge of U.S. Department of Housing and Urban Development (HUD) UPCS, REAC and NSPIRE standards and how to analyze and control maintenance costs within the time parameters set by HUD, as well as how to establish priorities for the maintenance workload and how to determine what work should get done first and why.

Must know the relationship between maintenance and capital improvements and how each can reinforce the other through good decision-making. Maintenance includes the recurring, usual upkeep needed to preserve and extend the useful life of facilities, in order to protect Eliza Bryant Village Independent Senior Housing’s investments in its facilities.

Education and Experience

High School Diploma is required; Associates’ degree is a plus.

Knowledgeable of the U.S. Department of Housing and Urban Development (HUD) regulations for low-income, public housing, LIHTC, Project 202 Multifamily or similar housing program; and the ability to interpret these regulations

Minimum 7 years’ work experience required.

Certifications and Licenses

Electrical and plumbing certifications are preferred.

Other Skills, Abilities and Qualifications

The ideal candidate must be able to keep the facilities operating; repairing any problems when they are discovered before they have a chance to worsen. This individual will be required to perform a wide range of repair tasks around a facility. Some other tasks will include, but not limited to:

  • Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair
  • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
  • Working on damaged electrical wiring when a shortage or severed wire occurs
  • Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly
  • Applying preventative measures to the building to reduce the risk of future problems
  • Fixing potential safety hazards to avoid injuries
  • Painting the building when old paint has become faded or chipped
  • Requires a diverse mix of both hard and soft skills, particularly manual labor skills, including:
    • Plumbing knowledge to address leaks, clogs or other drainage problems
    • Electrical wiring capabilities to manage problems with the building's electricity
    • Carpentry ability to handle basic repairs around the building
  • Grounds-keeping to maintain lawns or other outdoor areas in need of maintenance.
  • Basic computer skills

Interpersonal skills to interact with contractors, vendors, employees or tenants of the buildings in a pleasant manner

Job Type: Full-time

Pay: Starting salary, $17.00/hour
